Why buyers watch Sunbridge
Conservation first, builders second
Sunbridge's plan prioritizes nature: wetlands, lakes, and trails sit at the center of the community, with homes pre-wired for solar and a network of canals and lakes for fishing and paddling. That layout is a genuine differentiator in the Orlando market.

The active lineup today centers on Dream Finders Homes (selling under its Craft Homes brand) with the 45', 50', and 60' collections at Weslyn Park, Del Webb Sunbridge by Pulte for buyers 55 and older, and ICI Homes for custom building. On the Orange County side, Taylor Morrison's Heron Bay is in pre-sales with sales expected to begin late 2026, Toll Brothers and Pulte are developing Woodline at Sunbridge, a 436-lot neighborhood of single-family, townhome, and bungalow product with groundbreaking expected around November 2026, and Lennar filed a preliminary subdivision plan on October 14, 2026 for a new 546-home section. Pulte is also planning a second Del Webb community in the Orange County section. Availability shifts by phase, so the current release sheet is worth checking before you tour.
Ask us for the current release sheetIs Sunbridge still in the early phases of development, or is it nearly built out?
Sunbridge opened around 2020 and is still building out. The original Weslyn Park neighborhoods are now largely sold out for the builders who opened them, but the master plan is far from finished: Taylor Morrison's Heron Bay, the first Orange County neighborhood, broke ground in May 2026 and is in pre-sales (526 homes in four phases, 87 in the first phase, with sales expected to begin late 2026), Toll Brothers and Pulte are moving toward groundbreaking at the adjacent Woodline at Sunbridge section (436 lots, with the first phase of 100 homes plus an amenity center scheduled to open in late 2027), Lennar filed a preliminary subdivision plan on October 14, 2026 for a 546-home section, Pulte is planning a second Del Webb community, and ICI Homes is building custom homes. The community is expected to keep adding homes, retail, and amenity centers for years, with roughly 13,000 acres held for conservation around the residential areas. Buyers comparing phases across Central Florida can see where each covered community stands on the communities overview.
Compare all the communities we coverWhat amenities are open at Sunbridge today?
On the Weslyn Park side, open gathering spaces include a community park with a pool and playground, a community garden, and miles of trails, plus a K-8 STEM school and a grocery store inside the community. The 55+ Del Webb section has its own resort-style clubhouse with pools, fitness, and courts. Larger amenity centers, including a planned waterfront clubhouse, are still to come, so ask which amenities are open today versus coming in later phases.
What HOA or CDD fees should buyers expect at Sunbridge?
Most Sunbridge homes sit in a homeowners association, and the community is also served by a stewardship district that levies a CDD-style assessment for community infrastructure. Fee levels vary by neighborhood, and single-family and townhome HOAs are structured differently. The honest answer is to confirm the exact dues and assessment for the specific homesite with the builder or the district, and our step-by-step buyer's guide covers the questions to ask before you sign.
Read the step-by-step buyer's guideWhat schools serve the Sunbridge area?
Sunbridge is in the School District of Osceola County. The community includes the Voyager K-8 STEM school, and the surrounding St. Cloud area feeds into schools such as Narcoossee Elementary, Narcoossee Middle, and Tohopekaliga High School. Zoning is assigned by exact address and boundaries can shift as the area grows, so confirm the current assignment with the district for the homesite you want.
How far is Sunbridge from downtown Orlando, the airport, and Disney?
Sunbridge is about 15 minutes from Orlando International Airport and roughly 10 minutes from Lake Nona. Downtown Orlando and the Disney area are both around a 35-minute drive depending on traffic, with SR-417 and the Florida Turnpike as the main corridors. The community works best for buyers whose daily life centers on the airport, the medical city, or east-of-metro commutes.
