Horizon West
The short version: Horizon West is a large master-planned area in unincorporated west Orange County, roughly 23,000 acres of former citrus groves that began building out under a village-based, New Urbanism-style plan adopted in 1995. It is not one builder community: it is a collection of villages, each with its own builders, lakes, parks, and schools, anchored by Hamlin Town Center on Lake Hancock. If you want new construction minutes from daily conveniences, Disney-adjacent amenities, and SR-429, this is the address.

Why buyers watch Horizon West
Villages, lakes, and the Disney corridor
Horizon West is the rare Central Florida new construction area that feels like several communities in one: a lakeside town center here, a golf-oriented village there, and family neighborhoods wrapped around village schools. Buyers usually come for the Disney-adjacent location and stay for the mix.
One area, many builders
Villages mix national production builders, so you can compare plans and price points without leaving the corridor.
Disney-adjacent
About 7 miles from Disney's western entrance, with SR-429 linking the Turnpike and I-4.
Lakes and trails
Lake Hancock and the village lakes offer paddling, fishing, and waterfront parks.
Schools inside the villages
Orange County Public Schools campuses sit within walking distance of most neighborhoods.

Builders & neighborhoods
The builder set across the villages
Horizon West does not belong to one developer or one builder. National production builders release phases across the villages, with different floor plans, lot types, and price points depending on the neighborhood. Availability and pricing shift by phase, so check with each builder for current releases and model availability.
The active lineup in the area includes Ashton Woods, Dream Finders, Taylor Morrison, M/I Homes, Pulte Homes, Toll Brothers, K. Hovnanian, David Weekley Homes, D.R. Horton, and DRB Homes, and the mix changes as new villages open. In late 2026 the newest releases are concentrated in the Ovation and Hamlin area, where Ashton Woods sells at Northlake at Ovation, Dream Finders sells at Serenade at Ovation, Avalon Woods, and the brand-new Hamlin Meadows, Toll Brothers at Westhaven at Ovation, M/I Homes at Lake Star at Ovation, Taylor Morrison at Harvest at Ovation, and DRB Homes and Ashton Woods sell townhomes at Parkview at Hamlin, while K. Hovnanian sells at Osprey Ranch, Pulte builds at Parkside Trails, D.R. Horton sells at Waterleigh, and David Weekley builds at Oakland Park with its Park Series listed from the high $600,000s and its Garden Series from the low $500,000s (the Courtyard and Village series are sold out). Lennar's Storey Grove has sold out across all three collections, M/I's Encore and Tribute at Ovation are sold out, and D.R. Horton's Summerlake has closed out for new construction.
Buyers' tip: communities in Horizon West are governed differently from one village to the next, including CDD assessments, HOA dues, and maintenance fee structures. Ask for the full cost breakdown per neighborhood before you compare list prices. We review it line by line with every client.

Horizon West FAQ
What buyers ask about Horizon West
Where exactly is Horizon West?
Horizon West is a master-planned district in unincorporated west Orange County, bordered by Winter Garden, Windermere, and the Disney area. It is a special planning area that has been building out village by village since the mid-1990s, with SR-429 running along the corridor and linking to the Florida Turnpike and I-4.
Open the full Horizon West fileIs Horizon West one community or several?
Horizon West is not a single builder community. It is a collection of residential villages, each with its own builders, parks, schools, and fees, anchored by the Hamlin Town Center shopping and dining district on Lake Hancock. Villages buyers usually compare include Lakeside, Bridgewater, Independence, Hamlin, Waterleigh, Summerlake, Ovation, Seidel, and Lakeshore.
See how it compares to other communitiesWhich villages and builders are selling new homes right now?

Ask us what is releasing nowHow close is Horizon West to Disney and the theme parks?
Horizon West sits about 7 miles from Disney's western entrance and roughly 15 to 25 minutes from the main gate depending on the village. SR-429 is the main north-south route, with the Turnpike and I-4 a short drive away, which also keeps downtown Orlando commutes practical for many residents.
What amenities does Horizon West offer?
Amenities are distributed through the villages rather than concentrated in one center: lakes and water access, parks, trails, and neighborhood amenity campuses with pools and clubhouses, plus the Hamlin Town Center with shopping, dining, and everyday services on Lake Hancock. The mix varies by village, so tour the amenity center in the specific neighborhood you are comparing.
What schools serve Horizon West?
Horizon West is served by Orange County Public Schools, with campuses placed inside the villages, including Horizon High School and village elementary and middle schools. New schools are added as the area grows and boundaries shift, so confirm the current assignment for the exact address with OCPS before you sign.
Read the schools and new construction guideWhat HOA and CDD fees should buyers expect in Horizon West?
Most Horizon West villages collect both a homeowners association fee and a CDD assessment that appears on the annual tax bill, and the amounts vary by village and phase. A few neighborhoods market no CDD at all. Because the structure differs from one village to the next, ask for the complete HOA, CDD, and maintenance breakdown for the specific homesite you are considering, and our step-by-step buyer's guide covers the fee questions to ask before signing.
