ChampionsGate

The short version: ChampionsGate is a roughly 3,500-acre master-planned resort community at the junction of I-4 and US 27, about 17 miles southwest of downtown Orlando, straddling the Osceola and Polk county line. It is built around two championship golf courses, the Omni Orlando Resort, and a town center, and the surrounding corridor has become one of Central Florida's busiest new construction addresses, with builders like Lennar, Pulte, KB Home, and Landsea selling resort-style homes minutes from the Disney area. It is also one of the markets where vacation-rental potential is part of the picture, which makes the county line and the HOA rules the first thing to verify.

Why buyers watch ChampionsGate

Resort amenities, golf, and the Disney-adjacent corridor

ChampionsGate's defining feature is its resort identity: golf courses and a four-diamond hotel at the core, town-center dining at the gate, and new resort-style neighborhoods filling in around them, all minutes from the Disney area on I-4. It is also one of the strongest vacation-rental markets in Central Florida, which creates opportunity for investors and a reason for year-round buyers to read each community's rules carefully.

Model the monthly math before you tour

In this corridor the wall price rarely tells the story: HOA dues, golf and resort components, and rental-practice decisions all change the monthly number. Development status · As of mid-October 2026

The master plan is mature; the corridor keeps adding releases

Inside ChampionsGate, the resort core and the original neighborhoods are built out, and current builders such as Lennar release remaining phases in the master plan. The fastest-moving new construction is now in the adjacent Davenport corridor, where KB Home, Landsea, Ashton Woods, AV Homes, and Pulte are selling or opening new phases. The numbers below are what builders and listing sites published in October 2026 and should be confirmed with each sales office before you plan a tour.

Today

Lennar lists Champions Club at ChampionsGate and The Vistas at ChampionsGate inside the master plan. KB Home sells Bellaviva at Westside from about $349,990, Landsea lists Horse Creek at Crosswinds from about $352,990, and Ashton Woods and AV Homes build in the West Haven area.

Underway

Pulte announced a new roughly 1,050-home resort-style vacation community in the Davenport area in January 2026, with construction starting in 2026, and opened Hartford Terrace nearby. Landsea added Preservation Pointe single-family and Legacy Landings townhomes in the corridor.

Next

More Westside and West Haven phases are staged, and the corridor continues to attract resort-oriented product as the Disney-area corridor fills. Greenfield Village by Landsea sold out in 2024, so new releases come from the newer communities above.

Verification note: builder pricing, incentives, floor-plan availability, and development stages change without notice. The figures here were compiled from public builder listings and reporting in late October 2026; confirm current details with the builder or the GPG Team before you plan a tour.

Builders & neighborhoods

The master plan and the corridor around it

The ChampionsGate master plan itself is largely built out, and its active builder today is Lennar, with Champions Club at ChampionsGate and The Vistas at ChampionsGate; Lennar's original neighborhoods there are sold out. The current growth is in the communities on the Davenport side of the line, marketed under the ChampionsGate umbrella: KB Home at Bellaviva and Bellaviva III at Westside, Ashton Woods at Glen at West Haven and Festival at West Haven, and AV Homes at Chelsea Park at West Haven, all around the Ronald Reagan Parkway side of the corridor.

Landsea Homes lists Horse Creek at Crosswinds, Preservation Pointe, and Legacy Landings in the wider Davenport corridor, and Pulte builds at Hartford Terrace with a new roughly 1,050-home resort-style community announced for the area in 2026. Meritage and D.R. Horton are active in the same corridor, and Del Webb Orlando sits nearby within Ridgewood Lakes for 55+ buyers. Home styles run from villas and townhomes to resort-style single-family with Mediterranean influence, and the short-term-rental-friendly mix varies community by community, so verify the rules for the exact neighborhood.

Buyers' tip: the Osceola-Polk line runs through this market, and it changes the schools, taxes, and short-term rental rules for two homes that can be minutes apart. Always pin down the county and read the HOA documents for the exact homesite, not the general area.

ChampionsGate FAQ

What buyers ask about ChampionsGate

Where is ChampionsGate, and how are the commutes?

ChampionsGate sits at the junction of I-4 and US 27, about 17 miles southwest of downtown Orlando, straddling the Osceola and Polk county line (ZIP 34747 on the Kissimmee side, 33896 on the Davenport side). Commute times by car in normal traffic: the Walt Disney World area about 16 to 18 minutes, Orlando International Airport about 30 to 35 minutes, downtown Orlando about 30 to 35 minutes, and Kissimmee about 20 minutes. I-4 connects to both Orlando and Tampa, which makes the corridor workable for a wide range of schedules. The free commuter cheat sheet has a workbook for comparing those drives across the communities on your list.

Is ChampionsGate one community or a whole area?

Both, and the distinction matters. ChampionsGate is first a specific master-planned resort community of roughly 3,500 acres, developed by RIDA Development Corp with development initiated in 1997, built around golf, the Omni Orlando Resort, and a town center. The same name is used more loosely for the wider building corridor around I-4 and US 27, where adjacent Davenport communities such as Westside, West Haven, and others are also marketed under the ChampionsGate umbrella. When a builder says 'near ChampionsGate', ask for the exact community and county, because the two sides of the line have different school districts, tax structures, and short-term rental rules.

Read the Davenport area guide

Which communities and builders are selling new homes in the ChampionsGate area right now?

Inside the ChampionsGate master plan, Lennar lists Champions Club at ChampionsGate and The Vistas at ChampionsGate; its earlier neighborhoods there are sold out. Around the corridor, KB Home sells Bellaviva and Bellaviva III at Westside, Ashton Woods builds Glen at West Haven and Festival at West Haven, AV Homes builds Chelsea Park at West Haven, and Landsea Homes lists Horse Creek at Crosswinds, Preservation Pointe, and Legacy Landings in the Davenport corridor. Pulte builds at Hartford Terrace and announced a new roughly 1,050-home resort-style community in the area with construction starting in 2026, and Meritage and D.R. Horton are active in the wider Davenport corridor. Availability shifts as phases release, so check the current phase sheets with each builder or with the GPG Team before you tour.

What home styles can buyers expect in the ChampionsGate area?

The area is built around resort-style living, and the housing matches that: single-family homes with Mediterranean and Spanish-influenced architecture inside the master plan, plus villas, townhomes, and some condominiums near the resort core. The surrounding Davenport corridor adds more conventional production single-family and townhome product across a wide price band. Many homes in the corridor are designed with vacation-rental use in mind, which shows up in floor plans with extra bedrooms and baths, private pools, and gated neighborhoods, so choosing a community depends on whether that mix suits how you plan to use the home.

What do new homes in the ChampionsGate area cost?

Published starting prices compiled from public builder listings in October 2026 place most new homes in the area from the low $300,000s to the mid $500,000s, with resort-style single-family from about $419,990 and higher-priced product above that. Examples include KB Home's Bellaviva at Westside from about $349,990, Landsea Homes' Horse Creek at Crosswinds from about $352,990, Pulte's Hartford Terrace from about $280,990, and Meritage product near the corridor from about $308,990. Current promotions verified this run include Lennar's Fall Super Sale (a promotional FHA 5/1 ARM at 4.5% (7.637% APR) plus up to $35,000 in price reductions and up to $5,000 in Flex Credit on select homes through Lennar Mortgage), Pulte's Hartford Terrace quick move-ins with savings up to about $36,300 (a Whitmore at $419,990, reduced from $456,290), and Meritage's National Sales Event rate as low as 3.75% (4.734% APR) on select quick move-ins with closing-cost assistance. These are starting points, not averages; lot premiums, resort-style upgrades, and short-term-rental-friendly features move individual prices well outside the range, so ask for the current price sheet for the exact homesite.

Read the incentives guide before comparing

What HOA fees and resort-style amenities should buyers expect?

Each neighborhood in the area runs its own homeowners association with its own dues, and most market resort-style amenities as the draw: pools, cabanas, playgrounds, and clubhouses inside the communities, plus the master plan's golf courses (two Greg Norman-designed championship courses, the National and the International, plus ChampionsGate Country Club) and the Omni Orlando Resort's pool complex and restaurants nearby. Golf access, club memberships, and resort facilities are usually separate from HOA dues, and the fee structure differs by community, so ask for the full HOA and assessment breakdown for the specific homesite before comparing prices.

How do short-term rental rules work in the ChampionsGate area?

This is a neutral, non-legal note because the answer depends on the county line and the HOA. On the Osceola County side, short-term rentals (stays of 30 days or less) are permitted only in designated overlay and tourist zones under the county's Land Development Code, with a county license and inspection requirements. On the Polk County side, there is no equivalent overlay, but operators must register with the county, hold a local business tax receipt, and remit tourist development taxes, and some cities add their own vacation rental licenses. Florida state law requires a DBPR vacation rental license for rentals under 30 days and limits outright local bans to ordinances adopted on or before June 1, 2011. On top of all of that, every community's HOA and deed restrictions set their own rules, some allow short-term rentals and some prohibit them. This is general context from public sources, not legal advice: confirm the current county rules and the HOA documents for the exact community before you buy, whether you plan to rent or would rather avoid rentals nearby.

What schools serve the ChampionsGate area?

Because the county line runs through the area, school assignment is split. The majority of the community, on the Osceola County side, is served by the School District of Osceola County, with campuses such as Westside K-8 near the 34747 area and high school assignment determined by the district's attendance zone. Parcels on the Polk County side fall under Polk County Public Schools. This site publishes no school rankings or quality judgments, attendance zones follow the exact address, and boundaries shift as the area grows, so confirm the current assignment with the district for the homesite you want. The schools and new construction guide walks through how to verify zones before you sign.
